Staff conducted a preliminary review <br /> based on the information provided and requests the following items be submitted or revised in order for your application to <br /> be considered complete and for the plan review to continue: <br /> 1. Building Plans. The building plans submitted are not to scale. The plans also show a proposed 22 x 22' structure <br /> which does match the survey which shows a 24 x 24' structure. Please provide two,full-size copies of the building <br /> plans. The building plans shouid match the proposed structure on the survey. <br /> 2. Certificate of Survey. A survey dated 9-16-2015 was submitted. However the proposed structure on the survey and <br /> the submitted plans do not match. Please provide clarification. Please note, our engineer has not reviewed the <br /> survey,so additional comments may be forth coming. <br /> 3. Landscape Plan. Will there be any changes to the landscaping with the proposed detached garage? If so,the City <br /> requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. patios, <br /> grading, sidewalks, retaining walls, etc. The plan should include the name of the individual performing the work. <br /> Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also be reflected on <br /> the survey. <br /> 4. Escrow& Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of <br /> an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out- <br /> of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with <br /> City Code Chapter 79 relating to erosion control and stormwater. The required escrow amount for this project is <br /> $2,500. No additional escrow money is required at this time. An updated agreement is enclosed. The property <br /> owner must sign the updated escrow agreement and return. <br /> While reviewing the application I noticed the resolution has not been signed. Please have the property owner make <br /> arrangements to stop at the City offices to sign the resolution.
