1. The following uses shall be screened or buffered in accordance with the <br /> requirements of this section: <br /> i. Principal buildings and structures and any building or structure accessory <br /> thereto located in the B-6 zone shall be buffered from residential lots <br /> located in any R district. <br /> ii. Off-street parking facilities containing six or more spaces shall be buffered <br /> from streets located within 50 feet. Parking facilities shall be buffered with <br /> landscape zones. <br /> iii. External loading and service areas must be completely screened from the <br /> ground-level view from contiguous residential or commercial properties <br /> and adjacent streets, except at access points. <br /> iv. All trash and trash handling equipment shall be stored within the principal <br /> structure, within an attached structure accessible from within the principal <br /> structure, or totally screened from eye-level view from public streets and <br /> adjacent residential properties. <br /> v. The ground-level view of all mechanical utilities shall be completely <br /> screened from contiguous properties and adjacent streets, or designed to <br /> be compatible with the architectural treatment of the principal structure. <br /> vi. The light from automobile headlights and other sources shall be screened <br /> whenever it may be directed onto adjacent residential windows. <br /> 2. Required screening or buffering may be achieved with fences, walls, earth berms, <br /> hedges, or other landscape materials. All walls and fences shall be architecturally <br /> harmonious with the principal building. Earth berms shall not eXceed a slope of <br /> 3:1. The screen shall be designed to employ materials which provide an effective <br /> visual barrier during all seasons. <br /> 3. All required screening or buffering shall be located on the lot occupied by the use, <br /> building, facility or structure to be screened. No screening or buffering shall be <br /> located on any public right-of-way or within eight feet of the traveled portion of <br /> any street or highway. <br /> 4. Screening or buffering required by subsection(8) of this section shall be of a <br /> height needed to accomplish the goals of subsection (8) of this section. Screening <br /> methods incorporating roofs over storage, trash or mechanical facilities to screen <br /> from higher adjacent properties or buildings may be required. Height of plantings <br /> required under subsection(8) of this section shall be measured at the time of <br /> installation. <br /> (9) Architectural standards. <br />
