David — <br /> Adam and I have reviewed your conceptual sewer plan for the property at 701 <br /> Dickey Lake Drive. We have a few comments: <br /> 1. Overall concept (horizontal layout) is acceptable. <br /> 2. Gravity main pipe should be 8" not 6". (standard throughout city) <br /> 3. Elevations of existing homes are not conducive to extension of services to <br /> the rest of the neighborhood with a gravity system. We do not think it is <br /> possible to get elevations to work for a neighborhood-wide gravity system. <br /> A continuation of a system throughout the neighborhood will either require <br /> a common lift station if other properties are served by gravity sewer, or a <br /> pressure system with each home having their own grinder pump. A likely <br /> scenario would see a common lift station somewhere in the north east <br /> section of the development that would then pump to a manhole at or near <br /> the east terminus of your proposed gravity line. A pressure system serving <br /> the entire neighborhood, including your lot, would avoid the need for a <br /> common lift station but places a greater maintenance burden on each <br /> homeowner. <br /> 4. This proposal would likely require increased city maintenance (flushing) <br /> compared to a fully built out system since there will only be one residence <br /> which may not produce adequate flow to keep the pipe clear. <br /> Bottom line: We think the proposal is reasonable as a concept. Additional <br /> coordination and review will be required as the details of the plan develop. <br />
