� � . <br /> Certified�e'�►�. <br /> MoistureTesting <br /> Understanding Your Comprehensive Moisture Test and Conditional Analysis <br /> Review of this report in color is recommended as various colors are used to define areas of concern. <br /> The moisture test and analysis provided by Certified Moisture Testing,LLC,depicts the moisture level and sheathing <br /> conditions found at specific test sites on the structural framework of your home.Additional comments and photos <br /> are provided to assist in the explanation of the results and to illustrate visual observations made by the inspector. <br /> The observations are not necessarily the cause of a moisture intrusion. Further investigation is usually needed to <br /> accurately assess intrusion causes. <br /> An industry standard Delmhorst BD-2100 Moisture Meter with pin probes is used to <br /> measure the moisture level of the framework of your home. Other equipment or tools �� _. <br /> maybe used to identify where to test, but the BD-2100 is the accepted measurement tool by - , <br /> forensic building engineers.The levels reported by the meter are as follows: �, ' � <br /> � � �. <br /> Material Scale Moisture Levels ' <br /> Wood/Fiberboard/OSB 1 6-40% � �'� � <br /> Gypsum Board/Sheetrock 3 0.1-50% <br /> This report is a snapshot of the condition of your home on the day of this test and at the specific site(s)tested.The <br /> levels of moisture and condition of the sheathing can vary as a result of seasonal weather conditions, home <br /> maintenance, lifestyle changes of the owner, and the size and location of the intrusion,etc.We cannot be held <br /> responsible for reports of varying moisture levels, changes in sheathing material conditions or inconsistent <br /> construction practices and/or voids that are not visually apparent.Sheathing is defined as a layer of wood,fiber, <br /> gypsum or other materials applied to the outer framework of a building to strengthen the structure and serve as a <br /> base for the attachment of exterior cladding. <br /> Visual General Observations <br /> The inspector uses visual observation to help identify areas that may be causing or potentially may cause moisture <br /> intrusion. In some instances we make note of construction items done properly as a way to document current <br /> conditions.We use detail photos to call out these items and areas and to show what they look like on this particular <br /> structure.The observations will either be "Typical" or"Common" as defined below: <br /> Typical observation-the identified detail is noted consistently throughout the building. <br /> Common observation-the detail is noted in multiple locations but not consistently throughout the building. <br /> Damage Assessment—Interpreting Sheathing Conditions <br /> If any damage to the structure is noted, it is based on the firmness or condition of the sheathing,as compared to the <br /> firmness found at other sites. Damage assessment is a learned skill based on evaluating conditions using only two <br /> small probe holes(3/16" diameter).The assessment varies from home to home and can be a result of a void in the <br /> building materials,construction defect or other conditions.The two small holes do not allow for full analysis and can <br /> only be used to identify suspected damage or voids.Sheathing conditions can be interpreted as follows: <br /> Firm—Sheathing is firm, no damage suspected. <br /> , Soft—Sheathing feels soft/spongy,suspected damage or deterioration beginning. <br /> None—No sheathing detected,damage suspected. <br /> Further Investigation—exposing the sheathing,the building paper and the installation methods used behind the <br /> cladding—is needed to identify the cause and the extent of suspected damage. <br />
