The site is a slender point of Iand bounded by a teep slope ta the lake on
threc af its sides, while th.e fourth ascends quickly from the stree . On the la,keside, the
b1utT sthacks c:reate a slender wedge shape too small to reasona ly build on. As the
wedgc widens, srting a larger building area, the building pad i pushecinto an overly
close prtxutzty with th,e street.
very eiort was made in siting the 1ause to balance these e nflicting restrietions.
The hou;e was .lso sited with anye toward preserving as manmature trees as possibe.
I3y moving the house closer to the street, tle remova!of more tr es would be recuired. A
reesigned sWitchback drive, which is required on the slopirig si e, would necessitate
furtler tee remAVal. The proposd location of the house is the o y reasonable loctiion
for a house appmpriate to the neighborhood, ^uvhich preserves th un.ique character of the
site, and which minimizes t:he impaCt at'new constructivn.
Uzder this varian.ce rquest, 100%of the house itself would ompay wiih t1ibluff
setback xequirements. The vaziance request is to a11ow rcasonab e relie:Fram the bluff
sef:back in only two secozdary locations. The first location is a ma11 pot.ion of the deek
and rou'a'erhang wluch extend into the bluff setback. (Se att ched propased site plan.)
Tseccnd Yocation is the new garage, which is to be built in lar e part at the presern
loctitn of an existir{;garage. If these requests were granted the home wuld be situated
in suchway that a switchback drive will not be reyuired to reah thbuilding pad. This
wou.ld aldw the preservation of dozsns of mature trees on the lti 1 rising from the street
sidc of the lot, as weli as minimize radix,g othe sit.Additio ly,the existing
condtions of tb site would be substantially imroved in terms f setback compliance
(please see attached diarams),
,. F.'..sPty , 1` r . r,,lotyT,n, .
' r'.
