Upon approval of the <br /> variances the ap�licants constructed their garage addition, but were not able to construct <br /> their kitchen addition within the one-year time period and the rear yard setback varia�ice <br /> expired. <br /> Hardcover Variance <br /> During flie 2000 variance review the hardcover calculations were uicorrectly based on the <br /> entire property being located withui the 500'- 1000' zone. With the renewal variance <br /> request staff requued an updated survey and revised �iardcover calculltions to sllow the <br /> newly constructed garage and the addition of a pool. With respect to <br /> hardco�c�er, upon removal of the plastic liners in the rock beds tile proper�y is within the <br /> 35%limit for the 500' — 1000' zane. <br /> Issues for Consideration � <br /> Are there any other issues or concerns witl�this application? <br /> Staff Recommendation <br /> If the Plamung Comrnission feels that ihe size of the lot within a 2 acre zoiie is � <br /> significant hardship then Plannuig Staff reconunends approval of the rear yard setback <br /> variance for the kifchen addition. Additionally, the applicant should be reqt�ired to <br /> reinove all the plastic liners in the Iandscape beds to eliminate the need for a hardcover <br /> variance. <br /> 3 <br />
