A residence has existed
on this lot prior to adoption of tlie current Zoning Ordinailce, siinilar to many other
properties in the City. It lias been the City's policy to approve lot area variance requests
when lots are not more ultensely developed, when a home has existed in the past, and all
other Zoning Ordinance requirements ca.ii be met. The applicant has provided plans tlat
will not require approval of any other variances and the new residence will be placed in a
confornZing location as opposed to the existing structures on the lot. The City Engineer
has reviewed the preliminary grading plan but final approval will be a stipulation of
building permit issuaiice. Staff therefore finds that the applicant has deinonstrated a
hardship and should be granted approval of a lot area variance.
Issues for Consideration
1. Are there any other issues or concenls with this application?
Staff Recommendation
Approval of the lot area variance to permit constrttction of a new residence on aii existing
0.835 acre lot when 2.0 acres is nonnally required.
