A residence has existed <br /> on this lot prior to adoption of tlie current Zoning Ordinailce, siinilar to many other <br /> properties in the City. It lias been the City's policy to approve lot area variance requests <br /> when lots are not more ultensely developed, when a home has existed in the past, and all <br /> other Zoning Ordinance requirements ca.ii be met. The applicant has provided plans tl�at <br /> will not require approval of any other variances and the new residence will be placed in a <br /> confornZing location as opposed to the existing structures on the lot. The City Engineer <br /> has reviewed the preliminary grading plan but final approval will be a stipulation of <br /> building permit issuaiice. Staff therefore finds that the applicant has deinonstrated a <br /> hardship and should be granted approval of a lot area variance. <br /> Issues for Consideration <br /> 1.
