Currently there is almost 45 percent hardcover in <br /> the 75'-250' area. The property consists of.72 acres. <br /> Gundlach indicated the property received an after-the-fact hardcover variance for a deck in 1999,with <br /> approval of a 29.9 percent hardcover. <br /> Staff recommends approval of the hardcover request to permit 29.89 percent hardcover within the <br /> 75'-250' zone with the following stipulations: <br /> 1. The wood chip area located in the southeast corner of the lot and following the eastern lot line <br /> (not shown on the surveys) shall be re-vegetated with grass or the fabric liner shall be removed to <br /> allow water infiltration. <br /> 2. The wood timber walls and rock borders that have appeared since the 1999 variance approval <br /> shall be removed as shown on the removal plan attached as Exhibit G. <br /> 3. The landscape rock shown on the proposed survey and labeled as"not hardcover"must be <br /> removed as the existing rock has become compacted. <br /> PAGE 27 <br />
