MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,October 18,2004 <br /> 6:00 o'clock p.m. <br /> (#04-3058 Timothy Zwart, Continued) <br /> Bremer suggested hardcover be reduced by a percent or two. Bremer suggested 35 percent hardcover. <br /> Rahn stated in his opinion it would be difficult to reduce the hardcover by a half a percent. <br /> Gaffron noted one percent in the 75'-250' zone would equal 62 square feet. <br /> Gundlach stated a reduction of 200 square feet would equal three percent or just under. <br /> Leslie stated he is inclined to table this application to allow the applicant time to reduce the hardcover. <br /> Bremer indicated she would be willing to approve 33 percent. <br /> Kempf inquired whether the applicant would be agreeable to tabling his application. <br /> Zwart stated he would like to start construction in the near future,noting the house is approximately <br /> 100 years old and is beginning to show its age. <br /> Fritzler pointed out that the applicant would probably be restricted from adding any further hardcover <br /> on this property given the fact that it is currently over the amount allowed in this zone. <br /> Fritzler moved to recommend approval of Application#04-3058,3970 North Shore Drive, <br /> granting of lot area and lot width variances and the granting of a hardcover variance not to <br /> exceed 33 percent. <br /> Winkey inquired whether the applicant would need to come back if he is unable to reduce it to 33 <br /> percent. <br /> Fritzler stated no,but that he would like it reduced. <br /> Winkey inquired if the hardcover is not reduced to 33 percent,whether the applicant would need to <br /> come back before the Planning Commission for a hardcover variance. <br /> Curtis noted the applicant would need to reduce it to 33 percent if that is what is approved in the <br /> motion. <br /> Fritzer amended his motion,Rahn seconded,to recommend approval of Application#04-3058, <br /> 3970 North Shore Drive,granting of lot area and lot width variances, and granting of a <br /> hardcover variance,with the condition the hardcover not exceed 36 percent. NO VOTE <br /> TAKEN. <br /> Rahn stated the motion does not allow the hardcover to exceed 36 percent. <br /> PAGE 22 <br />
