Marc Fritzler, Stephanie <br /> Zugschwert, Jeanne Mabusth and Alternate Janice Berg; Representing staff were Planning <br /> Director Mike Gaffron, Planners Melanie Curtis and Janice Gundlach, and Recorder Joan Ellis. <br /> Chair Sandra Smith called the meeting to order at 6:02 P.M. <br /> CONSENT AGENDA <br /> 1. 04-2986 JEFF NUTE OF NATURAL ENVIRONMENTS CORP. ON BEHALF OF <br /> SHAWN VAILLANT, 847 TONKAWA ROAD, CONDITIONAL USE PERMIT, (STAFF: <br /> MELANIE CURTIS) <br /> Bremer moved, Rahn seconded, to recommend approval of Application #04-2986, Natural <br /> Environments Corp. on behalf of Shawn Valliant, 847 Tonkawa Road, granting a <br /> Conditional Use Permit subject to the following City Engineer's recommendations being <br /> met: <br /> 1. The proposed walls will not exceed 3-feet in height and will be screened with <br /> vegetation. <br /> 2. Walls are to be constructed in accordance with the plans and specifications <br /> provided. <br /> 3. Heavy-duty silt fence with steel t-posts must be installed and remain along the <br /> shoreline through out the duration of the construction process and remain in <br /> place until the slope is stabilized and vegetation is established. VOTE: Ayes 7, <br /> nays 0. <br /> OLD BUSINESS <br /> 2. #03-2928 MIKE MISCHKE, 1972 SHADYWOOD ROAD,VARIANCES, <br /> CONTINUATION OF PUBLIC HEARING (6:05-6:24 P.M.) <br /> Mike Mischke, the applicant, was present. <br /> Planning Director Gaffron explained that this item was tabled at the Commission's August 18, <br /> 2003 meeting to allow applicant the opportunity to re-think his attached garage & second story <br /> addition project. Great concern was expressed about adding a second story that will be so close <br /> to the house to the north. It was noted specifically that encroachment of both side setbacks was <br /> not reasonable, and applicant needs to keep one side open for access alongside the house. The <br /> proximity of the garage addition to the neighbor's garage to the south was also a concern. There <br /> was some support for encroaching the 0-75' zone with garage in order to maintain an open south <br /> side. <br /> Page 1 of 48 <br />
