Bohl stated long-term there could be an advantage if the pond were constructed within the <br /> existing wetland because that would enhance the wetland. <br /> Bohl stated he would like this application to move forward to the Council so he may go before the <br /> Watershed District. <br /> Rahn inquired whether the applicant is receptive with the recommendations of the AES. <br /> Bohl indicated he is agreeable with the recommendations. Bohl stated he is hopeful the Watershed <br /> District will see the benefit of maintaining the upland and enhancing the wetland. <br /> Rahn inquired whether there is a chance to make all the lots the same size. <br /> Jurgens stated the homes would be pushed further down the slope if they were required to be the same <br /> size. <br /> Bohl commented resizing the lots would also create the need for additional grading. Bohl stated they <br /> would be grading for the street and then do site grading at the time the house is ready to be constructed, <br /> which will help eliminate some unnecessary grading. <br /> Kempf pointed out the road is not perfectly straight and that the houses are not evenly set back. Kempf <br /> stated in his view this should not have the appearance of a linear development. <br /> Jurgens commented it is a good idea not to do the mass grading at the beginning of the development, <br /> which will allow more flexibility with the building pads. <br /> Rahn opened the public hearing. <br /> There were no public comments regarding this application. <br /> Rahn closed the public hearing. <br /> Rahn stated he does not have an issue with moving the application forward to the Council given the <br /> submittal of the septic information. <br /> Gaffron pointed out one of the septic sites appears to be a split system,which is doable. <br /> Bremer inquired whether that is the alternate septic site. <br /> Gaffron stated that would be the alternative septic site. Gaffron reviewed the comments of John Smythe, <br /> noting that the impacts to the wetland are from a proposed treatment pond, which is proposed to be <br /> located within the wetland to preserve the wooded area on the site. <br /> PAGE 6 <br />
