• <br /> MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,June 20,2005 <br /> • 6:00 o'clock p.m. <br /> (#05-3123 Michael and Kristin Hart,Continued) <br /> Curtis stated 88 square feet would encroach. <br /> Rahn inquired whether there are hardcover reductions in all zones. <br /> Hart stated the hardcover is reduced in all zones. <br /> Rahn noted the structural coverage on this lot is in compliance. <br /> Hart stated they did revise their plans to comply with the 15 percent structural coverage limit. <br /> Jurgens stated he is not in support of the encroachment. Jurgens inquired whether the issues raised by the <br /> city engineer have been addressed. <br /> Curtis stated the city engineer's comments received on Friday have been given to the applicant. Curtis <br /> stated to her knowledge some of the items have been addressed. <br /> Bremer indicated she does not have a problem with the size of the garage being proposed or the hardcover <br /> numbers but that she does have a problem with the encroachment into the lake and average lakeshore <br /> setback and side setback. <br /> Hart stated the lot is oddly configured. Hart indicated he would like to revise his plans to eliminate the 88 <br /> square feet and proceed forward to the Council. <br /> Rahn moved,Bremer seconded,to recommend approval of Application#05-3123,Michael and <br /> Kristin Hart, 1005 Linden Lane,granting of hardcover variances as outlined in the application <br /> summary,and to recommend denial of the lake and average lakeshore setback variance and denial <br /> of the side setback variance. VOTE: Ayes 5,Nays 1,Leslie Opposed. <br /> Leslie indicated he would prefer to see the revised plan before approving it. <br /> 16. #05-3125 CHRISTINE VALERIUS,2377 SHADYWOOD ROAD,VARIANCE, <br /> 11:38 P.M.— 12:14 P.M. <br /> Christine Valerius,Applicant, and Phillip Fisk were present. <br /> Valerius indicated she has brought a copy of the new plan. <br /> Gundlach stated the applicant is requesting a conditional use permit to allow an office use in the upper <br /> level of the new addition currently under construction and a side street setback variance to allow a second <br /> story stairway to be set back 21.5 feet from the side street lot line when 35 feet is required and 24 feet <br /> currently exists. The applicant is now requesting to operate her personal office out of the second story. <br /> PAGE 41 <br />
