ORONO PLANNING COMMISSION MEETING <br /> Monday,June 20,2005 <br /> 6:00 o'clock p.m. <br /> (#05-3118 Mark and Julie Parten,Continued) <br /> Jurgens indicated he would like to see the hardcover reduced further and inquired what the miscellaneous <br /> items consist of. <br /> Parten stated they consist of stepping-stones for the most part and have already been removed. <br /> Curtis stated the driveway within the right-of-way is not included in the hardcover calculation. <br /> Jurgens noted they are 611 square feet over the allowable amount and recommended a reduction in <br /> hardcover. <br /> Rahn stated he has a concern with increasing the hardcover within the 75'-250' zone given the fact that <br /> the property is currently conforming within that zone with removal of the poly and rock. Rahn noted the <br /> hardcover in the 0-75' zone is being almost cut in half. <br /> Parten inquired how the hardcover is not being reduced with their proposal. <br /> Rahn stated the poly and the rock was not included in the hardcover calculations originally. <br /> Parten stated the front 22 feet would be garage and the rest is a master bath addition. <br /> Jurgens stated a portion of the sidewalk could be eliminated. <br /> Rahn indicated he is in agreement with Staff's recommendations. <br /> Gaffron stated the driveway could be reduced somewhat as well as the garage. <br /> Parten noted the garage is only 22 feet,which is a small garage already. <br /> Leslie commented it would be difficult to reduce the garage any further. <br /> Bremer pointed out the location of the cul-de-sac restricts the lot somewhat. Bremer indicated because of <br /> the restrictions of the lot, she could possibly support a hardcover variance of 27 or 27 percent. <br /> Parten stated the portion of the garage over the right-of-way is not included in the calculation and neither <br /> is the green area. Parten stated the area within the circle depicted on the overhead consists of grass. <br /> Bremer indicated that removal of the concrete walk could possibly reduce the hardcover by another <br /> percent. <br /> Parten stated he was hoping to get some consideration for reducing the hardcover in the 0-75' zone, <br /> noting he has removed a deck and a shed in that zone. <br /> PAGE 23 <br />
