°o
CITY OF ORONO
.1 a„ Street Address: Mailing Address: Telephone(952)249-4600
y, Gti 2750 Kelley Parkway P.O.Box 66 Fax (952)249-4616
l,q F, Orono, MN 55356 Crystal Bay,MN 55323 www.ci.orono.mn.us
'E S H O
November 5,2015
Tim Erickson
Landstyle Design &Construction
110 Railway Street W
Loretto, MN 55357
Re: Building Permit Application#2015-01360
2740 Deer Run Trail E
Following up on October 30th letter, we recommend the following items be submitted or revised in order for your
application to be considered complete and for the plan review to continue:
1. Certificate of Survey. Ordinance 152 (copy attached) allows projects that meet all of the items listed in 86-
68(b)(1)(a) to be exempted from submitting an initial survey; however, the 2003 survey submitted does not
meet all of those exemption requirements, specifically item#2. In order to meet#2 the rear setback must be
75'from the property line. Please provide two copies of an updated, full size certificate of survey which meets
all of the City's survey standards (enclosed) indicating the location of the proposed decks and stairs (and any
proposed grading).
2. Landscape Plan. Will there be any changes to the landscaping with proposed project? If so, the City requires
a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. patios,
grading, sidewalks, retaining walls, etc. The plan should include the name of the individual perForming the
work.
3. Wetlands. Based on our available information, it appears there is a wetland within the subject property. This
wetland appears to be located within 150 feet of the proposed project. Because Orono City Code requires a
35-foot setback from any wetland for structures or hardcover, the location of the wetland must be indicated
on the survey. Setbacks must be verified with wetland delineation information. Please have a wetland
delineator perform a Leve11 delineation. A Level 1 delineation may be depicted via a map and/or aerial photo
overlav onto the certificate of survey and does not require a site inspection.
Please feel free to contact me at 952.249.4620 or by email at cmattson@ci.orono.mn.us if you have any questions on
the above requirements.
Sincerely,
CITY OF ORONO
Chr Vao--
Christine Mattson
Planning Assistant
c Landstyle Design &Construction via email
Karen Constant,via email
Jeremy Barnhart, Community Development Director
enclosures
