Staff conducted <br /> a preliminary review based on the information provided and recommends the following items be submitted or revised <br /> in order for your application to be considered complete and for the plan review to continue: <br /> 1. Wetlands. Based on our available information, it appears there is a wetland within the subject property. This <br /> wetland appears to be located within 150 feet of the proposed project and according to Orono City Code <br /> Section 78-1605(copy enclosed)a wetland delineation is required for projects within 150 feet of a wetland. A <br /> 35-foot setback is required from any delineated wetland edge for structures or hardcover. Contact a wetland <br /> delineator to conduct a wetland delineation. The delineation report must be submitted to the Minnehaha <br /> Creek Watershed District (MCWD) for their approval. Following the MCWD approval the location of the <br /> wetland edge and 35-foot setback must be shown on a survey. <br /> 2. Certificate of Survey. The copies of the survey submitted do not meet the City's survey requirements(see Ord. <br /> No 152, enclosed). Please provide two copies of an updated,full size certificate of survey which meets all of <br /> the City's survey standards (enclosed) indicating the location of the proposed decks;delineated wetland edge <br /> and 35-foot setback. Please note, our engineer has not reviewed the survey,so additional comments may be <br /> forthcoming. <br /> 3. Landscape Plan. Will there be any changes to the landscaping with the construction of the two decks? If so, <br /> the City requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, <br /> i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of the individual <br /> performing the work. <br /> The above information is required in order for the plan review to continue.
