MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Tuesday,January 18,2005 <br /> 6:00 o'clock p.m. <br /> (#04-2987 Hashem Abukhadra, Continued) <br /> Jurgens inquired whether the site distance for the new driveway is good coming onto Fox Street. <br /> Gronberg indicated that location is better than farther on top of the hill. <br /> Gundlach stated currently there is one location for access to the residence as well as the existing driveway <br /> to the guesthouse, with a third access being proposed for lot 6. Gundlach stated an issue to consider is if <br /> the existing access remains, it would run through lot 5,which just barely meets the two-acre minimum. <br /> Gundlach indicated an easement for access would then be required, and if the easement is placed in an <br /> outlot, lot 5 would no longer meet the two-acre minimum. <br /> Leslie commented it sounds like lots 5 and 6 might be combined. <br /> Gronberg stated that issue could be addressed at the time those lots are split. <br /> Jurgens inquired whether any variances for hardcover would be necessary on any of these lots. <br /> Gundlach stated there is a possibility due to the configuration of the shoreline that some of the lots could <br /> become restricted,but that there is not enough information available at the present time to determine that <br /> definitively. <br /> Rahn inquired whether lot 6 would be connected to Fox Street rather than utilizing the existing driveway. <br /> Gronberg stated if it is possible to use the existing driveway with an easement, that might be better than <br /> creating another access onto Fox Street. <br /> Jurgens stated he would prefer the number of accesses onto Fox Street be restricted. <br /> Gaffron inquired whether the guesthouse would be eliminated. <br /> Gronberg stated the property owners would like to retain the guesthouse since they have made <br /> improvements to it. <br /> Gaffron expressed concerns regarding the building pad on lot 2 and inquired whether that lot could be <br /> reconfigured. <br /> Gronberg stated the lot line could be moved north 20 to 30 feet. <br /> Gundlach indicated it might be necessary to reconfigure the other lots as well to comply with the two-acre <br /> minimum if the lot line for lot 2 is relocated. Gundlach noted Staff does have administrative approval to <br /> grant an average lakeshore setback variance on a point situation. <br /> Gronberg commented this really is not technically lakeshore. <br /> PAGE 7 <br />
