Acceptability of landscape plan. <br /> Gaffron stated if the Planning Commission concludes that the proposed site plan and building plans are <br /> acceptable,then a recommendation for approval would be in order, subject to any conditions that the <br /> Planning Commission feels are warranted. If the Planning Commission concludes that one or more of the <br /> above topics require further consideration,then tabling may be appropriate. <br /> Zachman stated they are attempting to go from the two buildings down to one building in an effort to <br /> achieve a larger square footage within the units and to also incorporate some amenities that would help <br /> make the units more marketable. Zachman stated with the two buildings, the size of the units is reduced <br /> to 1400 to 2000 square feet, which,in their experience, does not sell as well as the larger units. Zachman <br /> indicated they would like to include a party room,hot tub area, exercise room, and storage areas. <br /> Zachman indicated they have attempted to reduce the height of the building at both ends to help reduce <br /> the appearance of massing. <br /> Heller stated they have reduced the height of the building in the middle and on both ends and have <br /> attempted to minimize the visual impact by varying the heights of the different brick colors comprising <br /> the façade. Heller indicated they are proposing darker stone on the vertical uprights to also reduce the <br /> impact. Heller stated the materials being proposed for this building are virtually maintenance-free for <br /> 30 years. <br /> Zachman commented they are incorporating a stucco look and stone look rather than lap siding. Zachman <br /> stated as it relates to lighting,there will be an entrance-way chandelier, lighting for the parking lot area, <br /> lighting for the exterior fire escapes, and a light over the garage door. <br /> Gaffron inquired whether the individual balconies would also have lighting of some type. <br /> Zachman stated there would be a light for each balcony probably consisting of a 60-watt bulb. <br /> Rahn inquired what comments the commissioners have relating to the size of the building. Rahn inquired <br /> what the length of the proposed building is. <br /> Heller indicated it is 376 feet long. <br /> Rahn stated he personally would prefer a taller roof with a steeper pitch for aesthetic reasons. <br /> Johnston indicated the original building peak was at 966.8',with the new plan calling for a peak height of <br /> 971.33, which is four and a half feet higher. Johnston pointed out that 3.5 feet in the height is as a result <br /> of the need to raise the underground ceiling and issues relating to stormwater. Johnston stated overall the <br /> building is one-foot higher if stormwater is not factored into the calculation. <br /> PAGE 36 <br />
