The property contains less than 5.0 acres in actual dry <br /> buildable area, hence it does not meet the minimum lot area <br /> standard for either day or overnight camping uses. Zoning <br /> Code Section 10.31, Subd�_vision 3 (C & D) indicates that <br /> while a variance for lot area might be considered for day- <br /> use, no such variance provision is listed for an overnight <br /> use. Because Section 10.31 lists Deering Island as 6.5 <br /> acres, the variance might not be technically necessary, <br /> however, the actual lot area of about 2.65 acres will <br /> certainly be taken into account during the City's review of <br /> the proposed intensity of use. <br /> 6. Section 10.31, Subdivision (C & D) lists the standards <br /> and requirements for the day and overnight camping uses. <br /> You must provide a detailed proposal af how you plan to meet <br /> each of the requirements (Code section attached). <br /> 7. The day use and overnight camping use is limited to non- <br /> profit organizations. You must clearly demonstrate that the <br /> intended use is not for profit of any individual , group or <br /> corporation. The City Attorney will be requested to review <br /> your documentation. <br /> I am returning your check and incomplete application for <br /> future resubmittal. Your application will be considered complete <br /> when the above items have been fully addressed as requested.
