Hardcover Calculations. The property is located in Tier 1 of the Stormwater quality Overlay District where up <br /> to 25% hardcover is the maximum permitted. <br /> a. Driveway easement. There is a driveway easement which serves the properties to the east which runs <br /> across the north portion of the property.The City's hardcover ordinance states the driveway hardcover <br /> and the area covered by the driveway within the easement area should be removed from the <br /> calculations for hardcover purposes. See City Code Section 78-1682, attached. According to the <br /> surveyor, the property area is 33,400 square feet. The area of the driveway within the easement <br /> totaling 1,266 square feet must be removed from the total square footage of the lot. The resulting lot <br /> area is 32,134 square feet; this lot area should be used for calculating hardcover on the property. <br /> Please have the surveyor prepare updated hardcover calculations using the City's Hardcover <br /> Calculation Worksheet and using the square footage of 32,134. Enclosed is a copy of the City's <br /> Hardcover Information Packet. <br /> 2. Certificate of Survey. <br /> a. A survey was submitted dated 5/6/16 however it does not coordinate with the landscape plan <br /> submitted. <br /> b. The survey shows a deck on the lake side of the home but there is no deck shown on the landscape <br /> plan. Please clarify. <br /> c. The hardcover calculations shown on the survey reflect both pre- and post- construction hardcover <br /> calculations. Please correct. <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey <br /> standards (enclosed). <br />
