F-7 <br />u <br />MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD APRIL 19, 1993 <br />( #8) #1809 DANIEL & BARBARA HOFFMAN, <br />1135 HERITAGE LANE <br />VARIANCES - PUBLIC HEARING 7:32 - 7:44 P.M. <br />The Affidavit of Publication and Certificate of Mailing were noted. <br />Mr. and Mrs. Hoffman were present. <br />Weckman explained the applicants request a lot area, front and side <br />setback variances to reconstruct their home destroyed by fire. The <br />lot is 1.1 acres in a 2 acre zone. The house is proposed to be <br />constructed with the same setbacks as the existing. He added there <br />is an increase in hardcover, but total is still below the maximum <br />allowed. <br />Cohen inquired about the separation from the gazebo. <br />The Hoffmans replied they would be willing to move it over to meet <br />the 10' separation setback. <br />• Weckman stated the existing septic system was found to be non- <br />conforming and a new system will be required. The property does not <br />contain an alternate site, a condition similar to many in the <br />neighborhood. <br />Johnson questioned the need for the 5' setback. <br />Mr. Hoffman stated if the house were moved over, they would have <br />to deal with drastic elevation drops, which would be more expensive <br />and require additional fill and retaining walls. <br />It was moved by Peterson, seconded by Johnson, to recommend <br />approval of Application #1809 Daniel and Barbara Hoffman, 1135 <br />Heritage Lane, for lot area, side and front setback variances to <br />construct a new residence. Ayes 5, nays 0. <br />( #9) #1810 HENRY DENERO, <br />1245 6TH AVENUE NORTH - <br />CONDITIONAL USE PERMIT - PUBLIC HEARING 7:45 - 7:50 P.M. <br />The Affidavit of Publication and Certificate of Mailing were noted. <br />Nancy DeNero was present. <br />Weckman explained there is an existing caretaker's apartment above <br />the existing garage and attached by a breezeway to the main house. <br />Bellows asked if there are footings for the breezeway. <br />L <br />
