r� <br />MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD MAY 17, 1993 <br />ZONING FILE #1826 - CONT. <br />Mr. Henson questioned the brick walkway on the side of the house <br />and the area that is calculated as hardcover. <br />Mabusth explained an overhang is considered hardcover if it exceeds <br />1 1/2', so 3' of the applicants' 4 1/2' overhang area is calculated <br />as hardcover. If the brick were removed underneath the overhang, <br />hardcover would be based on 3' of overhang area. <br />Henson said he would be willing to remove this area if that would <br />make a difference. <br />Rowlette said this will be added to the record and forwarded on to <br />the Council. <br />( #8) #1827 RICHARD HENRY NELSON, <br />3908 CHERRY AVENUE - <br />VARIANCES - PUBLIC HEARING 9:54 - 10:10 P.M. <br />The Affidavit of Publication and Certificate of Mailing were noted. <br />Mr. Nelson and Don Bonnicksen, the builder, were present. <br />Mabusth explained the applicant proposes a new roof extending <br />beyond the existing building envelope over the residence which is <br />located within the average lakeshore setback area and the 0 -75' <br />zone. She clarified that the roof will extend beyond the footprint <br />of the house over a small section of existing deck on the lake side <br />and a new deck to the rear of the house. The applicant proposes no <br />hardcover removals. <br />Nelson clarified that the purpose for the project is to get a deck <br />to the rear of the property because run -off has caused structural <br />damage to the home. Currently the roof has three peaks and the back <br />of the property is terraced downward to the house. He said he wants <br />to pull the house together architecturally. He noted he was unaware <br />that he should consider removals of existing hardcover and said he <br />would be glad to remove the plastic under the rock landscape area. <br />Mabusth questioned whether he would be grading away from the back <br />of the house. <br />Nelson clarified he intends to dig a small trench and install <br />drainage tile to run to the drive. <br />Smith questioned his neighbors' response. <br />Nelson said those he talked to are in support of the project. <br />14 <br />
