• MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD MARCH 15, 1993 <br />ZONING FILE #1804 - CONT. <br />Mabusth explained the applicant seeks an average Lakeshore setback <br />variance to construct a new residence on a property. The former <br />single story residence has been removed. A one -story walkout is <br />proposed. The adjacent property has a platted corridor to the lake, <br />which the code classified as a lakeshore lot with view rights. The <br />former residence was also in front of the average setback. <br />Cohen asked if there would be any change in views of adjacent <br />neighbors. <br />Dave RunkeI, 2684 Casco Point Road, introduced his spokesperson, <br />Dale Runkel. <br />Dale Runkel reviewed that the former residence was set back further <br />on the property, and was only a one story residence of 900 -1,000 <br />s.f., which is approximately one -third the size of what is <br />proposed. He proposed the new residence would obscure the <br />peripheral view of the Runkels. He also indicated the residence <br />would be much higher on the property because of existing <br />elevations. <br />Mabusth noted the former single story residence was constructed at <br />the 956 elevation. She reiterated the applicant proposes a one - <br />story walkout. <br />Cohen asked the purpose of the ordinance. <br />Mabusth stated it is for the protection of lake views. <br />Bellows asked the use of the corner of the Runkel house closest to <br />the property. <br />Dale Runkel stated that area is currently used as garage space, but <br />in the future may be added on to or remodeled. <br />Cohen stated since there is not a window from that corner, no view <br />is impeded. <br />Bellows stated it is the City's intent to maintain existing <br />conditions, not to improve upon future view conditions. <br />Mrs. Runkel noted they have a lakeside deck, and their peripheral <br />view would be impacted with the proposed residence. <br />Dave Runkel presented pictures and a comparable situation on Casco <br />Point Road. <br />6 <br />
