The Minnehaha Creek Watershed District (MCWD) will <br /> then review and make a determination if a reclassification of the wetland is appropriate. If the <br /> MCWD agrees with the MNRAM and reclassifies the wetland, it may result in a reduced buffer <br /> width (16.5' or 25' buffer) versus a 50' buffer as required with a preserve wetland. <br /> You may choose to leave the classification as is. A wetland delineation still must be performed <br /> to show the wetland edge and a 50' buffer based on the preserve classification. After the <br /> MCWD approves the wetland delineation, the edge of the wetland and the 50' buffer must be <br /> staked on the property and shown on your survey. If buffer improvements are necessary in the <br /> 50' buffer area, a vegetative buffer planting plan will be required. Based on the wetland buffer <br /> improvement plan our wetland specialist will determine the cost associated with the work <br /> required to conform to code (complete the buffer plan). The City will require and hold an escrow <br /> amount (to be determined) until the buffer is established. Once the buffer work is established, <br /> usually one growing season, the wetland buffer escrow money will be refunded to you. In this <br /> instance, the pool permit can be issued once the MCWD approves the wetland delineation, a <br /> wetland buffer improvement plan has been submitted and approved and buffer escrow <br /> submitted.
