Approval of a side yard setback variance to allow a side yard setback of 10' when <br /> 30' is normally allowed. <br /> 4. Approval of a rear yard setback variance to allow a 30' rear yard setback when 50' <br /> is normally allowed. <br /> 5. Approval of a hardcover variance to allow 45%hardcover in the 75-250' zone <br /> when 25% is normally allowed due to the limited amount of area in the zone (6,580 <br /> s.f.) and the large amount of unbuildable area on the lot(12,000 s.f.). <br /> Mr. Stephens had nothing further to add. <br /> John Lehmeyer, 320 Crestview Avenue, relayed his concern regarding screening along the <br /> northern side of the property where a 10' setback will be granted. <br /> Mr. Stephens stated that he would be open to adding any kind of acceptable screening, <br /> including additional lilacs. <br /> Acting Chair Mabusth moved, Hawn seconded, to recommend approval of Application <br /> #03-2917, Winfield and Nancy Stephens, 350 Crestview Avenue, granting a lot area, front, <br /> rear, and side setback variances and a hardcover variance in the 75-250' zone, subject to <br /> staff's recommendations. VOTE: Ayes 6,Nays 0. <br /> (#3) #03-2935 SCOTT AND KARA HUTTON, 1835 SHADYWOOD ROAD, <br /> VARIANCE (6:59—7:18 P.M.) <br /> As the applicants were absent, discussion was postponed. <br /> (#4) #03-2951 JUDITH AND JAMES PEIRPONT, 1849 AND 1801 WEST FARM <br /> ROAD, LOT LINE REARRANGEMENT (6:15—6:59 P.M.) <br /> Judith Pierpont, the applicant, was present. <br /> Gaffron reported that the applicants request approval for a lot line rearrangement between <br /> these two residential lots, both of which they have owned for many years. The westerly <br /> lot, 1849 West Farm, remains vacant. The easterly lot, 1801 West Farm, contains a <br /> principal residence and a guest house approved via CUP Resolution No.2854. Applicants' <br /> intent is to yield two lots that are conforming for the intended uses. The proposal <br /> accomplishes this in terms of gross area for 1801 and its guest house,but only if the <br /> wetland area is attributable for the 4-acre guest house requirement <br /> PAGE 3 of 41 <br />
