LATTERNER, 2032 SHADYWOOD ROAD, <br /> VARIANCE (8:27—8:42 P.M.) <br /> Timothy and Sheryl Latterner, the applicants, were present. <br /> Foth reported that the applicants request the following: <br /> 1. A hardcover variance in the 75'- 250' setback zone in order to reduce their existing <br /> hardcover from 65.1% (82.2% including rock and plastic) to 61.2%where 25% is <br /> allowed. <br /> 2. Side yard setback variances for the residence in order to add a pitched roof where a flat <br /> roof currently exists and add a full 2nd story where currently a '/2 story exists at a <br /> substandard setback of 5.8' where a 10' side setback is required. <br /> 3. Side yard setback variance in order to change the roof on the existing garage and <br /> carport that is currently setback 4.5' from the property line where a 10' side setback is <br /> required. <br /> Foth explained that the applicants' existing home is setback 5.8' feet from the side yard <br /> where a 10' setback is required. The home has a flat roof on the rear porch and a V2 story <br /> in the middle portion of the upper level. The applicants wish to add a pitched roof above <br /> an existing flat-roofed porch make their current 1/2 story a full story. The applicants have <br /> proposed removal of all of the plastic lined rock landscape areas and will be replacing <br /> those areas with sod. The total hardcover reduction is proposed to be 296 s.f., not taking <br /> account of the 1644 s.f. of rock lined landscape areas which will be removed. <br /> Furthermore, Foth stated that, in order to repair a leaking roof, the applicants would like to <br /> add a pitched roof to their flat-roofed porch and bring the pitch down and add V2 story to <br /> the existing V2 story. The applicants feel that their water leakage problems could be solved <br /> by removing the dormered windows and adding the pitched roof to their porch. As part of <br /> this application the applicants would like to alter the roofline of their existing garage to <br /> include the existing carport. Staff found that no permit had been obtained for the carport. <br /> The carport is currently 3.5' from the property line and approximately 5.5' from the <br /> neighboring garage roof. Staff believes expansion of the garage roof to make this <br /> nonconforming carport more permanent is not appropriate and not supported by hardship. <br /> Foth indicated that Planning Department Staff recommends: <br /> 1. Approval of the hardcover variance in order to reduce the level of hardcover on the lot <br /> from 65.1% to 61.2%within the 75'-250' setback zone. <br /> 2. Approval of the side setback variance to allow the construction of a pitched roof over <br /> the existing flat-roofed porch 5.8' from the side yard where 10' is required. <br /> 3. Approval of the side setback variance in order to expand the current %2 story into a full <br /> story 5.8' from the property line where a 10' side setback is required. <br /> PAGE 20 of 41 <br />
