MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,April 21, 2003 <br /> 6:00 o'clock p.m. <br /> (#10 #03-2883 DENNIS MEYER, Continued) <br /> Gaffron pointed out that approval of the rearrangement involves the granting of lot area <br /> variances for each lot, as well as a width variance for 4655. Therefore, future <br /> redevelopment of 4655 meeting all standards except lot area and width, would not be <br /> required to go through the lot area/width variance process again. Staff recommends <br /> approval of the lot line rearrangement, subject to the following: <br /> 1. Applicant to grant a 10' drainage &utility easement(5' either side of new lot line). <br /> 2. Applicant to provide title opinion to confirm ownership of both lots. <br /> 3. Lot area and width variance granted for each resulting lot (4655 can be redeveloped <br /> subject to all zoning standards without having to go through area/width variance <br /> process again). <br /> Mr. Meyer stated that he currently had tenants living in the existing home, but would likely <br /> sell the home after the renters moved out in the next several years. He indicated that the <br /> home would probably not be remodeled but torn down when new owners took over. He <br /> believed that the drainage and access made sense with the rearrangement. <br /> Gaffron noted that the rearrangement does not create lots that are any more substandard <br /> than any of the others in the neighborhood, adding that the lot area and width variances <br /> would accompany the newly created lot arrangement. <br /> There were no public comments. <br /> Mabusth moved, Hawn seconded,to recommend approval of Application #03-2883, <br /> the lot line rearrangement involving the properties at 4665/4685 Tonkaview Lane <br /> subject to the conditions 1-3 set forth by staff in the memorandum dated April 14, <br /> 2003.
