She questioned the removal of the screen porch and deck altogether. <br /> Fritzler agreed that hardcover needed to be reduced somehow. <br /> Chair Smith felt that,removal of excessive hardcover, was in line with what the <br /> Commission has required of applicants in the past. <br /> Rahn stated that, typically, all that is allowed is the original footprint of a home, plus <br /> minimal driveway. While he was willing to bend with regard to the massing and 0-75' <br /> setback, he felt that more could be done with the driveway to reduce hardcover. <br /> Hawn asked how much more or less roofline there was in the new design. <br /> Alexander stated that, comparatively, the pitch is 12/12 versus 3/12. She indicated that the <br /> overhang is less than what exists currently and that the bay window falls within the <br /> overhang, and makes up a significant part of the design. <br /> Chair Smith indicated that the consensus among the Planning Commission seemed to be to <br /> reduce hardcover in the 75-250', closer to what's required. She asked staff whether the <br /> Commission should see the proposal once again or approve it with contingencies. <br /> Rahn encouraged the applicant to work with staff on the driveway reductions. <br /> Although Gaffron felt they could make the appropriate reductions, he questioned whether <br /> the applicant would agree to them. <br /> Adams argued that, if the Commissioners lived in his home, they would see that the <br /> driveway is truly not excessive for the lot. He reiterated his desire to save the trees that <br /> make his property valuable. <br /> Fritzler stated that even emergency vehicles can usually back in and out of tight spots. <br /> Gaffron suggested elongating the greenspace in the middle circle, which would eliminate <br /> triangles of hardcover from the driveway. He felt this could be a good alternative for the <br /> applicant to diminish hardcover while adding grass for greenspace. <br /> Chair Smith stated that, often in Orono, tradeoffs or changes are required. <br /> PAGE 4 of 24 <br />
