MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,May 20,2002 <br /> 6:30 o'clock p.m. <br /> (#02-2782 KARL BERG,Continued) <br /> Gaffron pointed out that if everyone is in agreement, the Council is looking for a recommendation that <br /> you support the rezoning to B-6 district and that you agree with the concept plan. <br /> Hawn moved,Mabusth seconded,to recommend approval of Application#02-2782,Karl Berg, <br /> 2765 Kelley Parkway,rezoning the parcel as B-6 District. VOTE: Ayes 7,Nays 0. <br /> Hawn moved,Kluth seconded,to recommend approval of Application#02-2782,Karl Berg,2765 <br /> Kelley Parkway,of the concept design and treatment of this parcel under the PUD. VOTE: Ayes 7, <br /> Nays 0. <br /> (Recess taken from 9:31 -9:35 p.m.) <br /> SCHEDULED PUBLIC HEARING-8:00 P.M. <br /> (#11) #02-2789 DAHLSTROM DEVELOPMENT LLC,2550 WAYZATA BOULEVARD WEST, <br /> PUD CONCEPT PLAN REVIEW/REZONING/COMPREHENSIVE PLAN AMENDMENT, <br /> 9:35- 11:50 P.M. <br /> Applicant Dahlstrom Development representatives were present, including, Steve Johnston of Landform <br /> Designs; Kendra Lindahl, Landform Design Land Use Planner; and Carolyn Krall, architect for Landform <br /> Designs. <br /> Gaffron reported that the applicants propose to develop this 51-acre site via the Planned Unit <br /> Development process. Proposed uses include a mixture of residential housing types including 41 <br /> townhome units, 82 "rowhouse"units, and 112 co-op condominium units, and approximately 38,000 s.f. <br /> of commercial space including grocery,retail and restaurant uses on the southeasterly 5 acres of the site. <br /> With regard to the required sequence of steps the Planning Commission would need to follow in order to <br /> make recommendations to Council, Gaffron explained that the Commission would need to consider: <br /> 1) Comprehensive Plan Amendment-North of Kelley Parkway,the land is guided for multi-family <br /> residential (MFR)use at a density of 3-6 units per acre. South of Kelley Parkway,the site is guided for <br /> Commercial uses- specifically professional offices, limited service uses, and retail uses accessory to the <br /> offices. <br /> Gaffron stated that the primary change would be to allow multi-family residential uses (row houses and <br /> condo's)on the westerly 3/4 of the site south of Kelley Parkway,rather than the commercial office it is <br /> guided for now. <br /> PAGE 15 <br />
