MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> MONDAY,OCTOBER 15,2001 <br /> (#01-2711 WESTERN STEEL,CONTINUED) <br /> Mabusth inquired what the fence would look like around the parking area. <br /> Mrs. Jochims stated that would be a solid fence. <br /> Mabusth inquired whether Staff has reviewed the traffic flow on the property in relation to the fuel <br /> site. <br /> Weinberger stated the Fire Marshall has reviewed that area,with the Applicants needing to meet all <br /> the fire standards. <br /> Mrs. Jochims stated the amount of traffic in that area would also be minimal. <br /> Mabusth inquired what Western Steel's business hours are. <br /> Mrs. Jochims stated they start at 5:30 a.m., and are finished by 4:30 p.m. <br /> Mabusth inquired whether any new lighting is being proposed for this area. <br /> Mrs. Jochims stated the building is already currently lit,with the only additional lighting being <br /> proposed is in the fuel tank area. Jochims stated it was her understanding the existing lighting does <br /> meet the City's standards. <br /> Kluth inquired whether the Applicants feel they have sufficient room for their outdoor storage in the <br /> event they expand. <br /> Mrs. Jochims stated they are increasing their storage area inside by relocating to this new building. <br /> Hawn inquired why the City requires parking areas to be blacktopped versus gravel. Hawn stated she <br /> does not see a hardship in this case to permit the gravel. <br /> Weinberger stated the dust is one issue, with maintenance being another issue. Weinberger stated the <br /> blacktopping also assists with the drainage on the property. Weinberger stated the City Engineer will <br /> need to review the grading and drainage plan for this property. <br /> Rahn commented in his view he would prefer to see the parking stalls defined. <br /> Hawn noted the blacktopping and striping of the parking area is part of City Code. <br /> Kluth commented he understands the desire to have gravel in the area where the heavy equipment <br /> will be stored. Kluth indicated he would like to see the employee parking area blacktopped. <br /> Gaffron stated he is not aware of any situation where the City did not require the parking area be <br /> paved. <br /> Mabusth commented the Planning Commission would certainly be consistent by requiring the <br /> Applicant to pave the employee parking area. <br /> PAGE 4 <br />
