MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> MONDAY,OCTOBER 15,2001 <br /> (#01-2728 WILLIAM AND LAURA STODDARD,CONTINUED) <br /> structure a guest house, and that he would be willing to enter into an agreement stipulating that the <br /> house cannot be rented out or subdivided. <br /> There were no public comments regarding this application. <br /> Hawn inquired why Stoddard would like to keep the existing house. <br /> Stoddard stated in his opinion it would add value to the property and that he perhaps may use it for <br /> storage. <br /> Lindquist inquired whether he intended to use it as a mother-in-law house. <br /> Stoddard stated he is unable to have a kitchen in the residence. <br /> Lindquist stated he does not have a problem with the boathouse, noting it is structurally sound. <br /> Lindquist stated if Stoddard is over on the hardcover limits,the boathouse would need to be removed. <br /> Stoddard cited some examples where the Planning Commission has not included boathouses in the <br /> hardcover calculations, such as the Hart residence on Kelly Avenue. Stoddard stated the Planning <br /> Commission in the past has randomly chosen to include boathouses in the hardcover calculations. <br /> Lindquist stated according to his calculations,he would be 141 square feet over on the hardcover if <br /> included in the calculations. <br /> Hawn concurred that the Planning Commission and Staff have sometimes forgotten in the past to <br /> include boathouses in the hardcover calculations. <br /> Lindquist recommended Stoddard consider reducing hardcover by 141 square feet. <br /> Mabusth commented the Planning Commission would need to be more consistent in the future on <br /> including boathouses in the hardcover calculations. <br /> Lindquist stated he does not have a problem with the existing house remaining on the property. <br /> Stoddard stated he would be removing the deck and garage. <br /> Kluth inquired whether Stoddard would be willing to reduce hardcover by 141 square feet. <br /> Stoddard indicated he was unaware he was over on the hardcover until this evening, and that he will <br /> leave it up to the Planning Commission on whether the hardcover should be reduced. <br /> Lindquist noted the existing house would be located 16 feet from the street lot line following removal <br /> of a portion of the residence. <br /> Stoddard commented the adjoining property owners have signed off on the variances. <br /> PAGE 26 <br />
