MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> MONDAY,OCTOBER 15,2001 <br /> (#01-2722 MICHAEL AND MONICA BROWN,CONTINUED) <br /> Brown indicated parking in the area is a problem and he does require an additional parking area. <br /> Brown commented he prefers to have the parking area located to the side of the garage to avoid cars <br /> parking in front of the garage. <br /> Mabusth inquired whether parking was allowed on the street in that neighborhood. <br /> Brown indicated the road is only 15 feet wide and does not have sufficient room to park a vehicle on <br /> the street. <br /> Mabusth inquired whether there were utility lines in or near the alleyway or whether there was any <br /> public purpose to the alleyway. <br /> Brown stated the sewer is located in front of the house,with the alleyway having a utility easement <br /> over it. <br /> Rahn inquired whether the garage was also intended for storage. <br /> Brown stated it was. <br /> Rahn inquired whether the Applicant would be satisfied with a 24 foot door,with a larger area to the <br /> rear of the garage. <br /> Brown stated they had originally thought of it, but following a conversation with Staff, it was <br /> concluded it would be too difficult to back out of the garage onto the street. <br /> Rahn stated he would like to see the garage located at least 10 feet from the lot line. <br /> Brown stated they are required to locate the garage in this area due to the large tree located on the lot. <br /> Hawn inquired whether the garage could be brought closer to Minnetonka Avenue and his residence, <br /> with the garage being side loading. <br /> Brown stated a front loading garage would be more in keeping with the character of the neighborhood <br /> and would allow them to do more landscaping. <br /> Rahn stated the Applicant could also encroach two feet into the drip line and reduce the size of the <br /> garage somewhat,which would give him ten feet from the lot line. <br /> Brown stated in his view if the garage is moved any closer to the tree, it might damage the tree. <br /> Hawn commented it was her understanding the City did not prefer garages to face the street. <br /> Brown stated the majority of the garages in the area face the street,with his current garage being the <br /> exception. <br /> Gaffron stated one issue the City considers is whether a vehicle is able to park in the driveway <br /> without any portion of the vehicle encroaching into the roadway.
