MINUTES OF THE ORONO PLANNING COMMISSION <br /> Wednesday,January 17, 2001 <br /> (#2631 Zoning Code Amendment, Continued) <br /> Mabusth inquired when this would go before the City Council if approved tonight by the <br /> Planning Commission. <br /> Gaffron stated it would probably go before the Council at their first meeting in February. <br /> Mabusth inquired whether the senior housing project proposed by Ambar would be subject to this <br /> amendment. <br /> Gaffron stated that project would be, noting the developer has been working with the City on this <br /> project and has been using the draft amendment as a planning guide. <br /> Kluth moved, Bellows seconded, to recommend approval of Application#2631, Zoning <br /> Code Amendment, Orono Municipal Zoning Code, Proposed Residential (P.R.U.D.). <br /> VOTE: Ayes 4, Nays 0. <br /> (#5) #2638 ZONING CODE AMENDMENT, ORONO MUNICIPAL ZONING CODE, <br /> SECTION 10.45, 6:55 p.m.— 7:03 p.m. <br /> The Certificate of Mailing and Affidavit of Publication were noted. <br /> Gaffron stated this zoning code amendment is to revise the B-6 Highway Commercial District <br /> standards to incorporate more detailed landscaping and architectural standards and to revise the <br /> B-6 list of allowed uses to include clinics. <br /> Gaffron stated the landscaping and architectural standards being incorporated into the RPUD <br /> District are equally applicable to the B-6 Commercial District. <br /> Gaffron stated another matter included in the zoning code amendment is the addition of clinics <br /> to the list of B-6 permitted uses. Staff feels it would be appropriate to add "Clinics for human care <br /> on an outpatient basis only"to the list of permitted uses in the B-6 District. This would more <br /> correctly accommodate the medical office building proposed at the Dunbar site, and is generally in <br /> keeping with the City's intent for the B-6 District. Gaffron stated this change would require a <br /> separate public hearing, which could be held at the City Council level if the Planning Commission <br /> so recommended, or a public hearing could be held at the next Planning Commission meeting <br /> relating to this item. <br /> Gaffron recommended approval of the zoning code amendment. <br /> Kluth stated since the addition of clinic use would need to be considered separately,the Planning <br /> Commission will focus primarily on the revisions to the landscaping and architectural standards <br /> being proposed in this amendment. <br /> Kluth inquired whether proper notice has been given on this item. <br /> Gaffron stated proper notice has been given relating to this item at all of the Planning Commission <br /> meetings where this item has been discussed. <br /> PAGE 5 <br />
