VOTE: Ayes 6,Nays 0. <br /> (#11) #2640/2641 Orono Ambar,LLC,2060 Wayzata Boulevard,P.U.D./Subdivision/ <br /> Rezoning/Commercial Site Plan Review, 10:01 p.m.— 11:32 p.m. <br /> Frank Dunbar, Orono Ambar,appeared. <br /> Weinberger stated the Applicant has submitted an application for a two lot plat of a 6.7 acre <br /> property. The Applicant is proposing rezoning for the two properties from the B-1, Retail <br /> Sales Business District to B-6/PUD for office use of the proposed west parcel, and <br /> RPUD/PUD for multi-family residential use of the proposed east parcel. The intended use of <br /> the properties are a three story, 70 unit senior housing project,and a 23,000 square foot office <br /> building. <br /> Weinberger noted the subject parcel is platted as Outlot F, Sugarwoods, which is the parcel <br /> immediately south of the Sugarwoods neighborhood. The only buffer between the residential <br /> use in Suganvoods is a 40 foot wide platted outlot that is owned by the Suganvoods Homeowners <br /> Association. Restrictions were placed on each lot within the Sugarwoods neighborhood that <br /> prohibits removal of trees greater than two inches in diameter within the rear setback for those <br /> lots located closest to the proposed development. In order for any development to occur on the <br /> IIIproperty,the lot would need to be replatted. <br /> PAGE 23 <br />
