MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,November 20, 2000 <br /> (#2634/2635 G & G HOLDING COMPANY, Continued) <br /> Stoddard commented he personally does not have a problem with vacating the alley,but <br /> inquired whether they would be able to meet the 15 percent structural coverage limit. <br /> Hurr stated they are proposing to construct a house consisting of 1,297 square feet. Hun stated <br /> it would not be possible to construct a garage on this property, noting the property owners use <br /> this property seasonally. Hun stated Parcel A would lose its lake view,with Parcel B having a <br /> view of the lake. <br /> Lindquist inquired whether the City has a history of vacating service roads. <br /> Weinberger stated to his knowledge the City has vacated some service roads. Weinberger <br /> commented the City has a number of roads that have been platted between properties but if <br /> those are not needed and the properties are combined,the City has vacated them. Weinberger <br /> stated the determining factor is whether the road services a public purpose. <br /> Hawn commented she has a problem with one of the lots being only 30 feet wide. <br /> Hun stated it is 50 feet wide. <br /> Weinberger stated it is really 50 feet and not the 30 feet noted in the report. <br /> Hawn noted the lot width on Parcel A has been reduced from 147.21 down to 100 feet. <br /> Hun stated she did speak with Staff regarding that,noting she is not sure where the 147 feet • <br /> comes from. <br /> Weinberger stated this width would be 147 feet,but technically the lot width is the narrower of <br /> the two on Loma Linda. Weinberger stated there really has not been a change,but a property <br /> has gone tax forfeit,which is no longer part of the property. Weinberger stated the dimensions <br /> have not changed but merely where the front property line is being considered. <br /> Lindquist stated he would be in favor of the vacation if the setback remained the same. <br /> Hurr inquired what setback they would have with the vacation. <br /> Weinberger stated they would have a 50 foot setback. <br /> Hun commented they would have a 50 foot setback but would be entitled to plant trees in that <br /> area. <br /> Lindquist stated once the alley is vacated, it becomes their property. <br /> Weinberger stated currently they have a 35 foot setback. <br /> Lindquist stated they can either vote on it tonight or table the application. <br /> PAGE 14 <br />
