153661v1 92 <br /> <br />b. the architectural design of the structure is compatible with the architectural <br />design of the surrounding area. <br /> <br />(8) Public stables and barns, provided that: <br /> <br />1. The public stable or barn is accessory to a residential use. <br /> <br />2. Such structures are located at least 150 feet from the nearest lot line. <br /> <br />(9) Riding academy, provided that: <br /> <br />1. It is accessory to a residential use. <br /> <br />2. It is operated by an owner or resident of the property. <br /> <br />3. The number of horses and farm animals may not exceed the limitations of <br />Section 78-394(5). <br /> <br />4. No instruction occurs less than 100 feet from a residence on an adjacent <br />property or less than 75 feet from the lot line. <br /> <br />(10) Stock farms, provided that: <br /> <br />1. Excluding wetlands and wetland buffers as defined in Sections 78-1602 <br />and 78-1605, there are a minimum of 10 acres of land devoted to the <br />keeping of animals and the animal density is no more than two animal <br />units an acre on the land devoted to keeping the animals. <br /> <br />2. No dwellings are permitted except one for the property owner or the <br />operator of the farm. <br /> <br />3. No accessory buildings or structures are permitted other than those <br />allowed for a residential use. <br /> <br />(11) Wholesale green houses, provided that: <br /> <br />1. All outside storage is fenced so as to screen the stored material from view <br />when observed from all public streets or adjoining lots. <br /> <br />2. Greenhouse structures are not located in a required yard area. <br /> <br />3.
