Box 66 <br /> Orono, MN 55356 Crystal Bay, MN 55323-0066 <br /> April 16, 2009 <br /> RE: 3447 Crystal Bay Road —Zoning Compliance <br /> The above referenced property is zoned LR — 1 C, One Family Lakeshore Residential <br /> District, requiring a minimum lot size of 0.50 acres and 100' of width at the street right-of- <br /> way. According to Hennepin County records the lot is approximately 0.23 acres and <br /> approximately 95' in width (there is not a survey on file for verification). Principal <br /> building setback requirements are 30' from the front property line, 30' from the rear <br /> property line and 10' on the interior sides. <br /> If the existing structure were destroyed, a structure could be rebuilt in-kind, same <br /> footprint, volume, roof pitch, etc. If a different structure were constructed it would need <br /> to meet hardcover, structural coverage and setbacks. Variance for lot area, lot width <br /> and possibly setbacks would be required in order to rebuild a different structure on the <br /> site.
