There is a need to retain as much off street parkin� on this p:�operty as <br /> there is no parkin� on Cr}�stal Bay Road. <br /> G. 3,�00 s.f. of City road encroaches the property via a prescriptive <br /> easement. <br /> H. The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not appl}� �enerally� to other property in this zoning district; that <br /> �rantina the ��ariance ���ould not adversely affect traffic conditions, light, air nor <br /> pose a�fire hazard or other danger to neighborin� property; would not merel�� <br /> serve as a con��enience to the applicant, but is necessary to alleviate a <br /> demonstrable hardship or difficult}�; is necessary to preserve a substantial <br /> �� property ri�ht of the applicant; and ���ould be in keeping with the spirit and <br /> intent of the Zonin� Code and Comprehensi�-e Plan of the City. <br /> �.
