The subject property contains approximately 6,309 sq.ft. or 0.145 acres and <br /> approximately 50' in width at the right-of-way based on Hennepin County records. <br /> Principal building setback requirements are 50' from the front property line, 50' from the <br /> rear property line and 30' on the interior sides. <br /> The lot is nonconforming in width at 50' where 200' is required and in area at 0.145 acres <br /> when 2.0 acres is required. If the existing structure were destroyed, at minimum a <br /> variance to lot area, lot width and setbacks would be required in order to rebuild on the <br /> site.
