Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey submitted (dated 3-22-16) and has the following <br /> comments: <br /> a. Contours. Item #10 requires 2' contours on the entire lot extending 50' outside the lot lines. The <br /> source of the topography must be identified on the survey. <br /> b. Alternate Septic Site. Please have the alternate septic system identified and location shown on the <br /> survey. <br /> c. Elevations. <br /> i. Top of Foundation. The top of foundation elevation is shown on the survey. Please have the <br /> surveyor add a call out label showing the point or spot where the top of foundation elevation <br /> is in reference to. Please note,we expect the same location to be identified on the foundation <br /> as-built survey. <br /> ii. First Floor Elevation. Please identify and show the first floor elevation. <br /> iii. Lowest Floor Elevation. The lowest floor elevation is shown, but clarification is needed. <br /> Please show the sport court elevation and identify the room/area where the low floor <br /> elevation is in reference to. <br /> Please submit two updated,full-size surveys meeting all of the City's survey requirements (copy attached). <br /> 2. Building Plans. The building plans propose a cantilever on the east side of the house which encroaches into <br /> the side yard setback. Cantilevers are allowed, but according City Code Section 78-1405—Nonencroachments, <br /> cantilevers cannot exceed two feet in depth or be more than 20 square feet in area. (A copy of the code section <br /> is attached.) According to the building plans the cantilever is 2'x 21'. Please provide revised building plans. <br /> 3. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements, i.e. patios,grading,sidewalks, retaining walls,etc. The plan <br /> should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, <br /> retaining walls shown on the landscape plan should also be reflected on the survey. <br />
