According to the definition if more than 50% of <br /> the basement's perimeter is exposed more than 6'from the 971.1'elevation it shall be considered a story and not a <br /> basement. <br /> You provided calculations for the basement perimeter of 215.1 linear feet. My calculation was 242.6 linear feet. Did you <br /> include the porch with excavated storage space below? <br /> See attached. Based on your survey and my calculations the portion of the perimeter shown in green is sufficiently in the <br /> ground to be considered for the basement definition; however a greater portion of the perimeter (in orange) is out of the <br /> ground/has more than 6'of exposure. This results in: green = 90 linear feet and orange = 152.6 linear feet. Therefore <br /> only 37% of the basemenYs perimeter is in the ground at the 971.1'elevation. The lowest level is defined as a��story" <br /> resulting in a 3-story house which cannot be permitted. <br /> You have a number of options, two of which are: <br /> 1. Excavate beneath the garage to allow the entire garage perimeter to be included and drop the first floor t18". <br /> Note: I haven't done a complete calculation but it appears you'd get closer (47%)just by excavating beneath the <br /> garage. Or <br /> 2. Drop the first floor of the house sufficiently to result in more of the basement perimeter in the ground below the <br /> determining elevation (FFE— 6�. <br /> Please review the definition. If you still have questions perhaps an in-person meeting would resolve this. Let me know if <br /> you'd like to schedule a time to meet. <br /> Basement means that portion of a building that is partly or completely below the existing ground level. A basement <br /> shall be considered as a story for purposes of deterrnining the number of stories in a building, when the finished <br /> surface of the floor above the basement is more than six feet above the existing ground level for more than 50 <br /> percent of the basement's perimeter. The perimeter of the basement does not include portions of the house or <br /> garage that do not have a lower level but are merely "unexcavated". Artificially raising the grade adjacent to the <br /> foundation of a structure (by filling or by a combination of filling and retaining walls) above the surrounding natural <br /> terrain shall not be allowed as a method for converting a defined story to a defined basement, regardless of any <br /> other benefits to the property of such action. Finished grade that increases more than one foot from existing ground <br /> level shall be considered as artificially raising the grade.
