General site gradulg shall Ue in confoiznance with the <br /> approved Gradina,Drainage and Erosion Control Plan,subj ect to the recoininendations <br /> of the City Engineer in his letter dated JanLiaiy 13,2005. Durin�development within <br /> individual lots,wherever feasiUle,nidividual driveways shall Ue graded to drain toward the <br /> road storm sewer system.Wherever feasible,individual yard areas shall be graded to drain <br /> toward the road stonn sewer system. Wherever feasible,roof gutter systems shall be <br /> installed to discharge roof runoff so that it will drain toward the road storm sewer system. <br /> 9. Si��e and LiQhtin�. I�'o street li�itinQ or development identification signage has been <br /> approved for Creekside In Orono. Any such proposed lighting or si mlage shall be subj ect <br /> to prior City approval, which nlay require public heariizgs. <br /> 10. Citv En��zeer Approval.Approval of all improvements is subj ect to recommendations of <br /> City En�ineer Thomas Kellog� as noted in his comments dated January 13, 2005. <br /> 11. Minnehaha Creek Watershed District A�proval.This subdivision approval is subj ect to <br /> MCWD approvals and pernlits as required. The final plat shall not be released for filing <br /> until the Developer has provided evidence that all required MCVVD permits have been <br /> obtained. <br /> 12. Developers Agreement.The plat shall not be released for filing until the Developer has <br /> executed a Developer's Agreement per the conditions ofResolutionNo.5204,including <br /> a letter of credit written to 150%of the cost of the proposed site improvements,includin� <br /> any required landscaping. <br /> 13. Site Improvements;Buildina Pennit Issuance. No land alterations shall take place until <br /> erosion control is established and the City En�-ineer Ilas approved all final improvement <br /> plans.No building permits will be issued until all drainage facilities a.nd improvements have <br /> been installed and satisfactory road base (including road base and the initial lift of <br /> bituminous) has been installed. <br /> 14.
