General site gradi��g shall be in conformance with the <br /> approved Grading,Drainage and Erosion Control Plan,subject to the recormnendations <br /> of the City Engineer in his letter dated January 13,2005. During development within <br /> individual lots,wherever feasible,uldividual driveways shall Ue graded to drain toward the <br /> road storin sewer system.Wherever feasible,individual yard areas shall be graded to drain <br /> toward the road storm sewer system. Wherever feasible,roof gutter systems shall be <br /> installed to discharge roof runoff so that it will drain toward the road storm sewer system. <br /> 9. Si�na�e and Liahtin�. ?�o street lighting or development identification si�age has been <br /> approved for Creekside In Orono. Any such proposed lightlllg or sisna�e shall be subj ect <br /> to prior City approval, which may require public hearings. <br /> 10. Citv En�ineer Approval.Approval of all iinprovements is subject to recornmendations of <br /> City Engineer Thomas Kellog� as noted in his comments dated January 13, 2005. <br /> 11. Minnehaha Creek Watershed Dish-i ct Approval.This subdivision approval is subj ect to <br /> MCWD approvals and pernzits as required. The final plat shall not be released for filing <br /> until the Developer has provided evidence that all required MCWD permits have been <br /> obtained. <br /> 12. Developers AQreement.The plat shall not be released for filing until the Developer has <br /> executed a Developer's Agreement per the conditions ofResolution No.5204,includin� <br /> a letter of credit written to 150%of the cost of the proposed site improvements,includin� <br /> any required landscaping. <br /> 13. Site Improvements:Buildina Pennit Issuance. No land alterations shall take place until <br /> erosion control is established and the City En�ineer has approved all final improvement <br /> plans.No building petmits will be issued until all drainage facilities a�1d'unprovements have <br /> been installed and satisfactory road base (including road base and the initial lift of <br /> bituminous) has been installed. <br /> 14. The City Clerk shall release the plat documents for filing only upon certification by the City <br /> Attorney and Plannina Director that all requirements of the platting re�ulations have been <br /> satisfied. � <br /> Page 6 of 8 <br />
