Gradin�and Drainaae Requirements.General site graduz�shall Ue in confoiznance with the <br /> approved Grading,Drainage and Erosion Control Plan,subj ect to the recoinmendations <br /> of the City Engii�eer in his letter dated January 13,2005. During development within <br /> individual lots,wherever feasible,u7dividual driveways shall be graded to drain toward the <br /> road storm sewer system.Wherever feasible,individual yard areas shall be graded to drain <br /> tov�-ard the road storni sewer system. Wherever feasible,roof gutter systems shall be <br /> installed to discharge roof runoff so tlzat it will draul toward the road storn�sewer system. <br /> 9. Si�na�e and Li�htine. No street lightii�g or development identificatioil si�age has been <br /> approved for Creekside I�7 Orono. Any such proposed lighting or signa�e shall be subject <br /> to priar City approval, which may require public hearings. <br /> 10. Citv EnQineer Approval.Approval of all improvements is subj ect to recommendations of <br /> City Engineer Thomas Kellog� as noted in his comments dated January 13, 2005. <br /> 11. Minnehaha Creek Watershed Dish-ict Ap�roval.This subdivision approval is subject to <br /> MCWD approvals and pernlits as required. The final plat shall not be released for filing <br /> until the Developer has provided evidence that all required MCWD permits have been <br /> obtained. <br /> 12. Developers A�reement.The plat shall not be released for filing until the Developer has <br /> executed a Developer's Agreement per the conditions of Resolution No.5204,including <br /> a letter of credit written to 150%of the cost of the proposed site improvements,including <br /> any required landscaping. <br /> 13. Site Improvements;Buildin�Pennit Issuance. No land alteratioils shall take place until <br /> erosion control is established and the City En�ineer has approved all final improvement <br /> pla�zs.No building pemuts will be issued until all drainaQe facilities a�ld improvements ha�e <br /> been installed and satisfactory road base (including road base and tl�e initial lift of <br /> bituminous) has been installed. <br /> 14.
