Staff conducted a preliminary review based on the information provided and recommends the following items <br /> be submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer reviewed the survey and made the following comments. Please <br /> provide two copies of an updated, full size certificate of survey which meets all of the City's survey standards <br /> (enclosed)and specifically addressing the engineer's comments below. <br /> a. The retaining walls depicted do not have top wall and bottom of wall elevations as required by the <br /> City Survey Standard. Sheet A1 depicts a landscaping wall which is not depicted on the Survey. <br /> Sheet A5 depicts a retaining wall that may be 5'+. Walls 4' or greater in height must be designed by a <br /> licensed professional, and plans must be submitted to the City for review prior to the approval of the <br /> permit. <br /> b. Grading proposed to the north of the proposed driveway and house need to be adjusted to prevent <br /> directing surface run off onto the neighboring property. <br /> c. The silt fence should be installed and inspected by the City prior to any land disturbing activities. The <br /> Contractor must provide a minimum 24 hour notice prior to inspection. <br /> PLEASE NOTE, NEW 2015 PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading, sidewalks, retaining walls, etc., a Zoning Permit will be required. <br /> The above information is required in order for the plan review to continue.
