Gradina and Drainaae Requll•ements.General site gradulg shall be in conformance with the <br /> approved Grading,Drainage and Erosion Control Plan,subj ect to the recoinmendations <br /> of the City Engineer in his letter dated January 13,2005. Durin�development within <br /> individual lots,wherever feasible,uldividual driveways shall Ue graded to drain toward the <br /> road storm sewer system.Wherever feasible,individual yard areas shall be g-aded to drain <br /> toward the road stonn sewer system. Wherever feasible,roof gutter systems shall be <br /> installed to discharge roof runoff so that it will drain toward the road storm sewer system. <br /> 9. Si�na�e a�ld LiQhtin�. �'o street lighting or development identification signaQe has been <br /> approved for Creekside In Orono. CitvEnaineer Approval.Approval of all iinprovements is subject to recommendations of <br /> City En�ineer Thoinas Kellogg as noted in his comments dated January 13, 2005. <br /> 11. Mimlehaha Creek Watershed District A�proval.This subdivision approval is subj ect to <br /> MCWD approvals and pernlits as required. The final plat shall not be released for filing <br /> until the Developer has provided evidence that all required MCWD permits have been <br /> obtained. <br /> 12. Developers A�reeinent.The plat shall not be released for filing until the Developer has <br /> executed a Developer's Agreement per the conditions ofResolutionNo.5204,including <br /> a letter of credit wntten to 150%of the cost of the proposed site improvements,including <br /> any required landscaping. <br /> 13. Site Improvements;Buildin�Pennit Issuance. No land alterations shall take place until <br /> erosion control is established and the City En�ineer has approved all final improvement <br /> pla�ls.No building pemuts will be issued until a11 drainaQe facilities a�zd improvements have <br /> been installed and satisfactory road base (including road base and the initial lift of <br /> bituminous) has been installed. <br /> 14. The City Clerk shall release the plat documents for filing only upon certification by the City <br /> Attorney and Planning Director that all requirements of the platting reaulations have been <br /> satisfied. <br /> Page 6 of 8 <br />
