The northerly yard of Lot 1 is desi;nated as <br /> a side street yard. The rear yard �0' setback is coincident with the <br /> Conservation Easement boundary. <br /> Lot 2: The westerly 50'ofLot 1 is subj ect to a Conservation Easement allowin� <br /> no structures or hardcover. The westerly 50'yard of Lot 2 is designated <br /> as a rear yard for zoning purposes. The westerly 50'setback is coincident <br /> with the Conservation Easement boundary.The southerlyyard of Lot 2 <br /> shall also be treated as a rear yard,and shall be subj ect to a 50'rear yard <br /> setback and the 75' creek setbacic.
