There is a (very <br /> preliminary) drawing attached. The part that I forgot about when we were out there together is <br /> that there is a 50 foot front yard setback form Bayside Road. The proposed footprint I am <br /> showing would theoretically fit (24 x 24 garage), but I think we will find it is far too close to the <br /> creek at the east boundary (once I have the rest of that creek located). Because of that, you are <br /> probably looking at a variance request for that front yard setback. If I had to guess, you would <br /> have a decent shot at getting it, because: <br /> -all other issues are within the zoning code (hardcover, creek setback, etc). <br /> -the existing house is already far into the setback that you are seeking a variance on <br /> -there are trees that would remain that screen the proposed structure from the road <br /> -the topographical features unique to this lot makes it such that this is a much better location to <br /> build this building than where you could technically construct it legally under the zoning code. <br /> Going for the variance doesn't really change anything cost wise form my perspective, but it is an <br /> additional process /application/fee that you would have to go through with the city. <br /> i <br />
