VOTE: Ayes 5, Nays 0. <br />*13. #16-3813 DALE GUSTAFSON ON BEHALF OF MATT BURNS, 1180 LOMA LINDA <br />AVENUE -- VARIANCES — RESOLUTION NO. 6606 <br />Levang moved, Cornick seconded, to adopt RESOLUTION NO. 6606, a Resolution Approving <br />Variances from Municipal Zoning Code Sections 78-1279 and 78-1680 for the Property Located at <br />1180 Loma Linda Avenue. VOTE: Ayes 5, Nays 0. <br />14. #16-3814 ALEXANDER DESIGN GROUP ON BEHALF OF PETER AND MELISSA <br />SANTRACH,1700 BOHN'S POINT ROAD — VARIANCES <br />Gaffron stated the applicants are requesting two variances consisting of an average lakeshore setback <br />variance and a hardcover variance in order to construct a new residence. The property is located at the <br />very end of Bohn's Point and the property to the immediate south has no house. The property to the north <br />does have a house. The property consists of two-thirds of an acre. The applicants are proposing to <br />replace the existing residence and driveway. <br />Gaffron displayed a layout on the overhead. The applicants are proposing a fairly large driveway apron <br />given the difficulty they have maneuvering the current driveway. There are a number of retaining walls <br />near the lake as well as other areas of hardcover. The applicants are proposing to revise the hardcover for <br />the driveway to have an in leg and an out leg. The proposed hardcover is 27.2 percent and existing <br />hardcover is 29 percent. There is a 25 percent hardcover limit in Tier 1. <br />The other issue relates to the average lakeshore setback. Since the property to the south is currently <br />vacant, the house to the north defines the setback for the new house. <br />The Planning Commission voted 3-2 to recommend approval. All five members stated they have no issue <br />with the average lakeshore setback variance but two had an issue with the hardcover since this would be <br />considered a clean slate. <br />Gaffron indicated Staff has not drafted a resolution tonight but will do so based on Council's direction. <br />Walsh noted what is allowed is 25 percent. Walsh asked if the extra 2.2 percent hardcover equals roughly <br />600 square feet. <br />Gaffron indicated that is correct and that the applicants are proposing a reduction in hardcover from what <br />currently exists. <br />Printup asked for an explanation of a clean slate. <br />Page 18 of 32 <br />
