Both Lots 1 and 2 require a variance for lot width at the rear <br /> of the 50' front yard setback. Lot 1 contains 121.0 feet in <br /> defined width where 200.0 feet in width is required, a variance <br /> of 79.0 feet. Lot 2 contains 70.0 f•eet in defined width where <br /> 2 0 0 e 0 f eet in width i s required, a variance of 13 0.0 f eet. Each <br /> lot contains 200 or more feet of width at the proposed house <br /> location. <br /> 5. Lot 1 will access to Bayside Road (County Road 84) and is <br /> subject to a Hennepin County access permit. Lot 2 wil 1 acces to <br /> . . Leaf . Street and . is subject to City approval of . the access <br /> location. <br /> 6. The City wi 11 require a 20' wide drainage easement over each <br /> of Lots 1 and 2 for the minor creek traversing the lots near <br /> their respective road access points. Each driveway crossing of <br /> these drainageways W�1 i require installaiton of a culvert to be <br /> approved by the City Engineer. <br /> 7. The City will require a Conservation and Flowage Easement over <br /> the designated f loodplain of "unnamed Tributary to Stubbs Bay" on <br /> Lots 1 and 2. <br /> 8. Both Lots 1 and 2 have been demonstrated to contain suitable <br /> sites for primary and alternate drainfields to serve the proposed <br /> single family residences. <br /> 9. Single family residences can be constructed on both Lots 1 and <br /> . 2 without: the need for further variances. � � <br /> NOW, THEREFORE BE IT RESOLVED, that based upon one or more <br /> o�f the f indings noted above, the City Counci 1 of the City of Orono <br /> hereby approves the preliminary plat for Craig K. Anderson at 375 Leaf <br /> �Street and 3300 Bayside Road per the survey dated July 17, 1987, <br /> • revised September 21, 1987 by Theodore D.
