. <br /> ,-;, _ �.., _ <br /> c�t� o� oR,oNo <br /> • RESOLUTION OF THE CITY COUNCIL <br /> � NO. 2213 <br /> � <br /> ' • - • • <br /> A RESOLIITION APPROVING <br /> THE PLAT OF JANET ACRES <br /> APPLICATION NO. 1144 <br /> WHEREAS, the City of Orono is a municipal corporation organized <br /> and existing under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted <br /> subdivision regulations for the orderly, economic and safe development of <br /> land within the City; and <br /> WHER$AS, the City Council has considered the application for a <br /> subdivision by J. William Cragg, the subdivider; and <br /> WHEREAS, on June 8, 1987, the City Council approved Resolution <br /> No. 2197 granting preliminary approval for a 2-lot plat of property located <br /> at 735 North Ferndale Road; and <br /> • WHER�AS, the proposed plat contains two lots each exceeding the <br /> 2.0 acre minimum lot area requirement. Both lots require a variance <br /> because they do not front on a public roadway. Both lots require a <br /> variance to the 200' lot width as measured at the rear of the 50' front <br /> yard abutting the proposed cul-de-sac; and <br /> WHEREAS, the subdivision has been found to meet all other <br /> standards of the RR-1B zoning district finding that each lot is of a size <br /> and configuration that will allow its use as a single family residence to <br /> be fully developed without the need of any further variances, and <br /> WHEREAS, both Lots 1 and 2 have been demonstrated to contain <br /> suitable sites for primary and alternate drainfields to serve the proposed <br /> single family residences; and <br /> WHEREAS, Outlot A shown on the plat is dedicated for future use <br /> as private roadway and cul-de-sac; and <br /> WHERBAS, the subdivider has completed all requirements of the <br /> platting regulations of the City, including: • <br /> l. Completion of all the requirements of Resolution No. 2197. ' <br /> 2. Creation of a new private road right-of-way shown on the plat as <br /> Outlot A, for future use as private roadway. <br /> � <br /> Page 1 of 2 � <br />
